Fascia & Soffit Installation in Guildford Done Properly
Your Roofline Is Working Harder Than You Think And Most Homeowners Never Notice Until It Fails
Fascias and soffits sit at the edge of the roofline — that band of boards running along the eaves of your property where the roof meets the top of the external walls. They look like a finishing detail. In reality they're doing several critical jobs simultaneously, and when they fail, the consequences work their way through the building quickly.
The fascia board carries the full weight of your guttering system. It seals the gap at the roof edge, preventing wind-driven rain from getting behind the roofline. It protects the ends of the roof rafters from the weather. And it provides the structural foundation that holds everything above it in place.
The soffit — the horizontal board tucked beneath the fascia, bridging the gap between the fascia and the external wall — keeps the roof space sealed against birds, bats, and insects. On vented systems it also provides essential airflow into the roof void, regulating temperature and preventing the condensation and moisture build-up that causes timber decay from within.
When either fails — through rot, delamination, cracking, or physical damage — the gutter falls, the roof space is exposed, moisture gets into the timber structure, and what should have been a straightforward roofline replacement becomes a significantly more expensive and complicated repair.
Guildford's older housing stock makes this particularly relevant. The Victorian and Edwardian properties throughout GU1, GU2, and GU3 were built with timber fascias and soffits that are now well over a century old. Many have been painted, bodged, and patched repeatedly over the decades. Many have had uPVC capped directly over the top of rotten timber without the underlying problem being addressed. And many are now at the point where a proper, full strip-out and replacement is the only sensible long-term solution.
Forged Roofing does it properly. That means full removal of the existing system, honest assessment of the timber behind it, replacement of any rotten or compromised timber before the new uPVC goes on, and a workmanship guarantee on everything we install.

Why Guildford Homeowners Choose
Forged Roofing for Fascia & Soffits
How Much Does Fascia & Soffit Installation Cost in Guildford?
Roofline installation costs vary depending on the size of the property, the number of elevations being replaced, the profile and finish of the products specified, whether guttering is being replaced at the same time, and the scaffolding requirement. As a general guide for Guildford properties:
- Fascia and soffit replacement — standard 3-bed semi (2 elevations): £1,200 — £2,200
- Full roofline replacement including guttering — 3-bed semi: £1,800 — £3,000
- Fascia and soffit replacement — larger detached property: £2,500 — £5,000+
- Bargeboard replacement (per pair): £200 — £500
- Soffit board replacement only (per elevation): £400 — £900
- Additional cost for non-white finishes (grey, black, woodgrain): typically £150 — £400 depending on property size
These are indicative ranges only. The accurate figure depends on an inspection of your specific property. Every quote from Forged Roofing is free, written, itemised, and fixed. What we quote is what you pay — no hidden scaffolding costs, no surprise additions once we've started.
Important note on cheap quotes: If you receive a quote significantly below these ranges, ask whether it includes full strip-out of the existing system. If the answer is that the new uPVC is being fitted over the existing boards, decline it. The short-term saving creates a longer-term problem that will cost substantially more to put right when the rotten timber behind it fails — usually within five to ten years.

Questions Guildford Homeowners Ask Us
The most obvious signs are visible rot, soft or spongy areas when pressed, paint that is peeling or impossible to maintain, guttering that has pulled away or is sagging, and gaps appearing between boards or between the soffit and the wall. On Guildford's older properties it's also worth checking whether the existing uPVC was capped over timber — if so, the timber condition behind it is worth assessing even if the uPVC itself looks fine externally.
If the timber is genuinely sound — no rot, no softness, structurally intact — painting is a legitimate maintenance option and will extend its life. However, once rot has established in a timber fascia it cannot be painted away. Rot progresses through the timber regardless of what covers it on the outside, and a painted-over rotted fascia is a problem deferred, not solved. We'll tell you honestly which category your fascias fall into.
Vented soffits have a series of small perforations that allow air to flow into the roof void. Non-vented (solid) soffits don't. Building regulations require adequate roof ventilation — typically achieved through the soffit on most standard pitched roofs — and fitting solid soffits on a property that relies on soffit ventilation can create condensation and moisture problems in the roof space over time. We assess each property's ventilation requirements and specify accordingly.
For a standard three-bedroom semi-detached property in Guildford, a full fascia, soffit, and gutter replacement typically takes two to three days including scaffolding erection and removal. Larger properties or those requiring significant timber work will take longer — we'll give you a realistic timeframe in your written quote.
We offer fascia and soffit systems in white, black, anthracite grey, and a range of woodgrain effects — oak, rosewood, and light oak being the most popular. If your windows and doors are a specific colour or profile, we'll advise on the closest available match before anything is ordered.
Directly, a new roofline installation is rarely listed as a standalone value-add in the way a kitchen or bathroom extension is. Indirectly, it matters significantly. A visibly tired or failed roofline depresses buyer first impressions, invites lower offers, and gives surveyors something to flag. A clean, new roofline removes all of those objections in one go. In a Guildford market where presentation and structural condition both affect sale price, the return on a roofline installation is consistently positive.

The Biggest Mistake Made on Guildford Rooflines And Why We Never Do It
If you ask most homeowners with uPVC fascias when they were installed, a significant proportion will tell you they had them done ten to fifteen years ago, the boards were fitted over the existing timber, and they looked great. For a while.
Capping — fitting new uPVC directly over existing timber fascias without removing them — is the fastest and cheapest way to install a roofline. It's also, in most cases, the wrong way. And it's one of the most common practices in the trade.
Here's why it causes problems. When uPVC is fitted over existing timber, the timber behind it is sealed in. Any moisture already present in the wood — and on a Guildford property with original or early timber fascias, there's almost always some — has nowhere to go. It can't dry out. It continues to rot. The uPVC looks perfect from the outside while the structural timber it's nominally protecting deteriorates steadily behind it.
The first sign is usually the guttering. As the timber rots, the brackets lose their fixing — they pull out of soft wood rather than holding firm. The gutter sags, then pulls away entirely. When the uPVC comes off at that point, what's revealed is often far worse than what the original inspection found — and the remediation cost is substantially higher than it would have been if the job had been done correctly in the first place.
At Forged Roofing, we strip out fully before we install. Every time, without exception. The existing fascia and soffit system comes off completely. We inspect the timber behind it honestly, replace anything that's rotten or compromised, and fit the new uPVC to sound, dry timber. That's how our guarantee is possible — and it's the only way a roofline installation makes long-term sense.
